Once pre-qualified, now we can have some fun! It’s time to shop for homes based on what you’re pre-qualified for or what you can afford with your current cash balances.
Once we find your home and it checks all the necessary boxes, it’s time to write up an offer. If the offer features a purchase price lower than the asking price, the seller may respond with a counteroffer, no response, or even accept the offer on the spot.
Unless you're paying in cash, we'll need to apply for a mortgage loan once we have an executed contract. Have all financial documents ready for your lender to apply for financing within the deadline stated in the contract.
The contract allows a set number of days (negotiated by buyer and seller) for inspections. The three main inspections when purchasing a home in South Florida are a General Inspection, 4-Point Inspection, and Wind Mitigation Inspection. During this period, we can cancel the contract at any time as long as it's within the inspection window. We can also request seller credits or repairs during this time.
After inspections, we’re locked in for the ride. The Final Walkthrough is our last opportunity to ensure the property’s condition matches the contract’s terms and that any negotiated repairs have been completed. This is usually scheduled within 48 hours of closing.
We did it! Closing Time! (Siri, play "Closing Time" by Semisonic). On closing day, the seller signs the deed over to you, officially transferring ownership and delivering the keys to your new home. The buyer (or the buyer’s bank) provides payment for the remaining balance plus closing costs, including title search services, title insurance, prorated property taxes, mortgage insurance, homeowner’s insurance, and any applicable HOA or condo fees.
